Myth-Busting: Are "Exclusive" Workplace Mortgage Discounts Actually a Good Deal?

A quick heads-up: The information in this article is designed as a general educational guide only and does not constitute personalised financial, tax, or legal advice. Because everyone's situation is unique (and bank policies change frequently), we recommend speaking with a licensed Financial Adviser to see how this applies to your specific circumstances. When you start a new role at a large company or a government department, your onboarding pack usually includes a flyer from one of the big banks offering a staff banking package.
The headline perk is almost always something along the lines of '0.25% off our home loan interest rates'.
It sounds like a great benefit. You would naturally assume your employer has used their size to negotiate a private deal that everyday retail customers cannot touch.
Most of the time, though, it is not quite the bargain it looks like. In fact, if you sign up without checking the details, you can easily end up paying a higher interest rate than someone who simply walked in off the street.
Here is how those corporate packages actually work, why the starting point matters so much, and how to tell if your staff discount is worth taking.
How bank pricing actually works
To see why these packages can be misleading, you have to look at how banks price their fixed rates. Every major bank in New Zealand has two different rate sheets:
- The Standard rate (carded rate): This is the higher, advertised sticker price. Hardly anyone actually pays this unless they have less than a 20% deposit, or forgot to refix and rolled onto a standard floating rate.
- The Special rate: This is the real market rate. As long as you have at least 20% equity and have your salary paid into an everyday account with that bank, you qualify for this rate automatically.
Here is where the fine print catches people out: that 0.25% workplace discount is almost always taken off the higher Standard rate, not the Special rate.
Putting numbers to it
Say you have a 20% deposit and want to fix your loan:
- The bank's Standard rate is 5.50%.
- The everyday Special rate is 4.89%.
If you hand over your workplace flyer, the bank takes 0.25% off their Standard rate, giving you 5.25%.
If you completely ignore the workplace package and simply ask for the regular Special rate that everyone else gets, you pay 4.89%.
By using the staff perk, you are actually paying 0.36% more on your mortgage. The bank gets the goodwill of partnering with your employer, while quietly earning a better margin on your lending.
When workplace packages are actually worth it
Not every staff package is just marketing. A few organisations in New Zealand have genuinely negotiated sharp terms for their people because of their size or membership backing.
Two that we see regularly in our advisory work are:
- The New Zealand Police: The Police Welfare Fund has negotiated some of the strongest terms in the country, often with genuine margin discounts on floating rates and fee waivers that are well worth having.
- Air New Zealand: Their staff programme has historically secured solid rate concessions that can genuinely beat standard pricing.
Even if you work for one of these organisations, it is still worth checking the numbers. Bank pricing appetites change all the time, and what was a market-leading offer last year might have been caught up by current bank specials.
Do you have to go directly to the bank to get it?
A common assumption is that if you want to use a workplace package, you have to deal directly with the bank's branch or corporate team and cannot use a mortgage adviser.
If your company package genuinely gives you the best deal, we will tell you straight away to use it. But if it is just a modest discount off an inflated carded rate, we can skip the package entirely and negotiate a sharper market rate for you.
You keep the staff perks if they are genuine, while making sure you are not paying more than you need to.
