For your next home, some banks may allow you to use less than a 20% deposit, but note that extra rates and fees could apply.

A 20% deposit is the ideal standard banks are looking for regarding an owner-occupied home, and this can open up the most options and best deals on the market.

A 30% deposit is what you will currently need to use this cash for an existing investment property.

The Settlement Day Reality Check

‍Selling your house is an awesome feeling. You sign a contract for $1,000,000, and for a split second, it feels like you've got a million dollars sitting in your pocket.

But we all know the headline sale price isn't what actually lands in your bank account on settlement day. Once your current mortgage is cleared, the real estate agent is paid, and the lawyers wrap things up, the leftover cash is what we call your Net Proceeds.

Before you start falling in love with new properties on Trade Me, you need to know this exact number.

It is 100% free to view your estimates with no mandatory sign-ups, logins, or hidden data capture.

Run Your Numbers

‍Use this tool to get a realistic picture of your actual cash-in-hand so you can figure out your budget for your next move. It automatically estimates:

  • Your exact cash left over after paying off your current home loan.
  • Real estate agent commissions and marketing costs (including the GST, which catches a lot of people out).
  • Standard lawyer fees and potential bank break costs.
  • Your maximum purchase budget for your next house, based on this final cash deposit.

Next Step: Sorting Your Next Mortgage

‍Knowing your net proceeds is step one. Step two is figuring out what the bank will let you borrow on top of it. Send your numbers to a Home Loan Factory adviser, and we'll run a free servicing check to get you a rock-solid, pre-approved budget before you start hitting the open homes.

FAQS

Frequently Asked Questions

Question 1: What exactly are 'net proceeds'?

Your net proceeds are the final, cold hard cash that actually lands in your bank account on settlement day. It is the headline sale price of your house, minus your remaining mortgage balance, real estate agent fees, marketing costs, lawyer fees, and any bank discharge fees.

Question 2: Do I have to pay GST on real estate agent fees?

Yes, in New Zealand, real estate agent commissions and marketing packages are subject to 15% GST. Because agencies often quote their commission percentages before GST, this calculator automatically factors the tax in so you aren't hit with a surprise shortfall on settlement day.

Question 3: Will my bank charge me a fee to sell my house?

It depends on how your mortgage is structured. If you are currently on a fixed-term interest rate and you sell your house before that term expires, the bank may charge a 'break fee' to recover their wholesale funding costs. Your lawyer will also pass on a small 'discharge fee' that the bank charges to remove their name from your property's title.

Question 4: What if I am buying and selling at the exact same time?

This is where loan structuring gets really important! If you buy your new house before your old house settles, you might need 'Bridging Finance' to cover the gap. Alternatively, if you love your current interest rate, we can sometimes negotiate to 'port' (transfer) your existing mortgage over to the new property so you avoid break fees entirely.

Question 5: I know my net proceeds—what is my next step?

Your net proceeds are the cash deposit for your next home! Reach out to a Home Loan Factory adviser for a free chat. We will take your net proceeds, combine them with your current income, and get you a formal bank pre-approval so you know exactly what your maximum purchase price is for your next property.
