* Wholesale Benchmark vs. Retail Home Loan Rates: Swap rates are institutional benchmarks used by bank treasury desks to manage interest-rate risk—they are not retail mortgage rates available to borrowers, as banks also factor in customer deposit costs, wholesale funding margins, and capital buffers. How Wholesale Swap Rates Connect to Your Mortgage

Wholesale swap rates act as an internal benchmark for bank treasury desks managing fixed interest-rate exposure—they are not retail home loan rates[cite: 1, 12]. While floating, offset, and revolving credit rates step up and down closely with the overnight OCR, multi-year fixed rates follow forward-looking swap curves alongside local term-deposit competition and offshore funding margins (see our full guide on why fixed mortgage rates don't always follow the OCR).

The spread between wholesale swaps and the advertised Special rates or discretionary discounts offered to borrowers with at least 20% equity (an 80% Loan-to-Value Ratio) covers retail deposit interest, capital buffers, and bank lending margins—whereas borrowers above 80% LVR typically face Standard rates or a Low Equity Margin. Swap movements also drive Early Repayment Adjustments (break fees) when ending a fixed term early.

To see how wholesale trends translate into real-world borrowing numbers, compare current lender offers on Compare NZ Mortgage Rates, review retail rate history on our NZ Historical Mortgage Rates Tracker, model staggered split loan tranches in our Home Loan Calculator, or test switching costs in our Refinance Calculator and Mortgage Break-Even ROI Estimator. About This Data

This interactive tracker visualises daily movements across New Zealand's wholesale interest rate market, compiled directly from official RBNZ Table B2 wholesale interest rate statistics published by the Reserve Bank of New Zealand (Te Pūtea Matua).

The dataset tracks end-of-day closing mid-rates across 13 official benchmarks from 5 January 2011 to the present (3,970+ trading days): the Official Cash Rate (OCR), short-term bank bill yields (30, 60, and 90-day BKBM), wholesale interest rate swaps (1, 2, 3, 4, 5, 7, 10, and 15 years), and the 2-to-10-year swap curve spread. Underlying market closes are sourced by the RBNZ via Reuters and the New Zealand Financial Markets Association (NZFMA), updating automatically each New Zealand business morning to reflect the prior trading day's 5:10 pm close.

FAQS

Frequently Asked Questions

What is a wholesale swap rate?

A wholesale swap rate is an institutional interest-rate benchmark reflecting where financial markets expect short-term wholesale rates—including the future path of the OCR—to average over a set term (such as 1, 2, or 5 years), plus a term premium. Bank treasury teams use the swap market to hedge interest-rate exposure when locking in fixed-rate home loans

Why do fixed mortgage rates follow swap rates instead of the OCR?

The Official Cash Rate (OCR) set by the Reserve Bank of New Zealand is strictly an overnight rate, which is why floating, offset, and revolving credit loans track it closely. A 2-year fixed mortgage guarantees your rate for 730 days, so banks benchmark it against 2-year wholesale swap rates—which often price in expected OCR cuts or surprise OCR holds weeks ahead of announcement day. Read our full breakdown on why fixed mortgage rates don't always follow the OCR.

Why are advertised retail mortgage rates higher than swap rates?

Swap rates only measure the wholesale benchmark cost of hedging interest-rate risk—banks actually raise nearly two-thirds of their funding from customer deposits (including everyday, savings, and term deposit accounts) alongside domestic and offshore wholesale debt. The retail margin between swap rates and advertised Special or Standard mortgage rates covers what banks pay savers, regulatory capital buffers, operating costs, and profit. You can compare live bank pricing on Compare NZ Mortgage Rates and track long-term retail changes on our NZ Historical Mortgage Rates Tracker.

How often is this swap rate data updated?

This tracker updates automatically every New Zealand business morning from RBNZ Table B2. Because official Table B2 statistics are published on a 1-business-day delay via Reuters and NZFMA, figures reflect the finalised 5:10 pm wholesale market close from the previous trading day rather than live intraday quotes. Plain-HTML verification tables are also published daily at swap-data.homeloanfactory.co.nz.

6. How do wholesale swap rates affect mortgage break fees?

Major New Zealand banks calculate Early Repayment Adjustments (break fees) by comparing the wholesale swap rate from the day your fixed term was locked or started against today's wholesale swap or bank-bill rate for your remaining term. If wholesale rates have fallen substantially since you fixed, a break fee is more likely to apply. You can test whether switching still stacks up—after break fees, cashback incentives, and any cashback clawback—using our Refinance Calculator and Mortgage Break-Even ROI Estimator.
